Fosun hopes to build 7-star hotel near Shanghai's Disneyland

Fosun International Ltd hopes to build an Atlantis brand hotel in Shanghai near the coming Disneyland, which would make it the first seven-star Atlantis luxury hotel in the city.

"We are in serious talks with Atlantis headquarters on the project," said Liang Xinjun, vice chairman and chief executive of Fosun, a Shanghai-based real estate and investment conglomerate.

Atlantis executives "are really interested in building it near Disneyland," Liang added.

Shanghai will need more construction and investment along with Disney to boost its tourism industry, Liang said.

Plans for $2B Atlantis aquarium resort being finalized at Ko Olina

Atlantis Resorts is finalizing a deal to build one of its famous ocean-themed resorts in Ko Olina, which could be the most expensive resort ever built, sources said.

The project has been in the works for more than a decade and was announced with much fanfare in 2005, but stalled since then.

Atlantis Resorts company is working out the final details of a deal to build the resort on a 15-acre parcel of land on the Diamond Head side of Disney's Aulani Resort, sources said.

People familiar with the project said the amenities there will be similar to Atlantis' The Palm resort in Dubai, with a huge interactive aquarium as well as some hotel rooms with an aquarium view, a dolphin encounter and a shark habitat. There will be a mix of hotel, condo and timeshare units, sources said.

One source said it could be the most expensive resort ever built, with a price tag of more than $2 billion.

That figure amazed Pat Pascual of Pearlridge, who Hawaii News Now spoke to as she and her husband walked along the lagoon in front of the future project.

"Well, it's incredible, the numbers. I can't even fathom. But Hawaii's the most beautiful place in the world. So it's the perfect place to build it," Pascual said.

Ko Olina Developer Jeff Stone announced the project 11 years ago in the governor's office with landowner billionaire Takeshi Sekiguchi. Friday, both men declined comment.

Stone talked about the aquarium at that 2005 news conference: "This aquarium will look as the ocean looks. It'll look as the sea looks today. You'll be able to view it underneath. You'll be able to interact with it, actually swim through it, and you'll be able to learn from it in a natural setting.”

Sources said one thing that bogged down the original project was that some backers continued pushing unsuccessfully for casino gambling there.

There's no timetable yet for this project, sources said. It still has to go through various permitting and regulatory processes before construction begins.

In December, Stone’s The Resort Group announced China Oceanwide Holdings Group Company purchased two beachfront parcels at Ko Olina planned for a luxury resort and residential development.

Atlantis Resorts eyeing expansion to Hawaii at Ko Olina Resort

Atlantis Resorts, a global luxury resort brand that specializes in “entertainment destination resorts,” is likely finalizing a deal to open its first resort in the United States in Hawaii at the Ko Olina Resort in West Oahu, multiple sources confirmed to Pacific Business News.

Sources close to the situation tell PBN that Atlantis Resorts, a subsidiary of Kerzner International Resorts, is working out the details for a contract that involves a vacant parcel next to Disney’s Aulani Resort, half of which is owned by Shirokiya owner Takeshi Sekiguchi, one of the original developers of Ko Olina Resort.

Sekiguchi, who also developed the Grand Wailea resort on Maui, owns at least one prime piece of the resort — a 15-acre parcel on the Diamond Head side of the first lagoon and next door to what is today Aulani.

Sekiguchi previously told PBN that he was partnering with Ko Olina Resort’s current master developer Jeff Stone, president and CEO of The Resort Group, to develop the vacant parcel, but declined to reveal details.

Amelia Lim, a vice president of valuation and advisory services for CBRE Hawaii, declined comment about the project, but told PBN that she wouldn’t be surprised if a well-capitalized group or partnership decided to build a large format destination resort along the lines of Aulani.

“Ko Olina can certainly support development on this scale because it has both availability of suitable sites and extensive infrastructure,” she said.

A real estate source told PBN that the Atlantis Resorts project is an “impressive get for Jeff Stone.”

The Atlantis Resort would join Four Seasons Hotels & Resorts’ first hotel on Oahu at the Ko Olina Resort, which is replacing the JW Marriott Ihilani Resort & Spa.

The new Four Seasons Resort Oahu at Ko Olina Resort is scheduled to open on April 15.

The acquisition and redevelopment of the former Ihilani Resort cost a total of about $500 million. The redevelopment is being done by The Resort Group.

The 642-acre Ko Olina Resort, which originally was envisioned by Sekiguchi and the late Hawaii developer Herbert Horita to include 11 hotels and luxury condominiums and homes based around four man-made oceanfront lagoons and an 18-hole golf course, also is adding a luxury-branded hotel and a luxury-branded residential condominium.

Last year, China Oceanwide Holdings Ltd., which has investments in various sectors, such as real estate, finance, energy and media, purchased land at Ko Olina to build these two projects.

Atlantis Resorts, which operates properties in the Bahamas, and Dubai, also has plans to unveil two more projects in 2017 — The Royal Atlantis Resort & Residences, Dubai and Atlantis Sanya in Hainan, China.

PBN has reached out to Atlantis Resorts, The Resort Group and Sekiguchi for comment.

China's first Atlantis resort opens in Sanya

China's first Atlantis resort opened in Sanya on Saturday, marking a tourism milestone in tropical Hainan province and ushering in a higher level of service with integrated high-end entertainment, said local officials.

Atlantis Sanya's grand opening, which coincided with the festivities for the 30th anniversary of Hainan province, was marked by a gala unveiling event on Saturday night that was attended by Hainan government officials, business leaders, and Chinese and international and celebrities.

The landmark one-stop resort complex, built with an 11 billion yuan ($1.74 billion) investment, will provided larger-than-life exotic and marine exhibits and offer rich dining experiences. The complex is located at Haitang Bay, which has beautiful beaches that stretch more than 10 kilometers in northern Sanya, dubbed by some as the Hawaii of the East.

Guo Guangchang, chairman of the Shangghai-based conglomerate Fosun International that developed the resort, sees Atlantis Sanya as a response to the growing trend of family–focused hospitality, ushering in a new era for tourism in Hainan and China as a whole.

"Atlantis Sanya promises to redefine vacationing and propel Hainan Island into a new era of world-class hospitality and tourism," said Guo. "With something for every family member to enjoy, we've designed the ultimate multigenerational resort experience, focused on delivering quality family time and treasured memories that last a lifetime."

Overlooking the South China Sea, Atlantis Sanya covers some 540,000 square meters and boasts one of the largest open-air aquariums in the world, The Ambassador Lagoon, a unique underwater habitat, home to more than 86,000 species of marine life, enchants visitors as they journey to discover the mythical heart of Atlantis. The resort's 1,314 guest rooms and 154 suites not only offer spectacular island and coastal vistas, but also serene views of life below the waves. This is the first guest experience of its kind in China, immersing visitors in the mysteries of the ocean and allowing them to learn more about the richness and diversity of its inhabitants.

Heiko Schreiner, Atlantis Sanya's managing director, said, "We want Atlantis Sanya to be known as one that both amazes and inspires."

The grand opening of the resort hotel also shows Fosun's commitment to focus more on industries related to people's happiness, health and affluence, said Qian Jiannong, senior vice-president of Fosun International.

He said Atlantis Sanya will help attract more international tourists, as Sanya is still a new destination for people outside of China."The globalization of tourism will help to offset Sanya's seasonal sales differences. While Chinese tourists prefer to travel to Sanya during the winter, especially during the Spring Festival holiday, international visitors typically come during the summer when they take their annual leave," he added.

Michael Wale, CEO of Kerzner International, a global hospitality and leisure brand operator that manages the Sanya resort, believes Atlantis Sanya will continue the company's tradition of providing extraordinary holidays to tourists from all over the world. Atlantis Sanya joins Kerzner's flagship destination Atlantis, The Palm in Dubai, as well as The Royal Atlantis Resort and Residences in Dubai and Atlantis, Ko Olina in Hawaii, both of which are currently under construction.

Atlantis Sanya has turned the concept of traditional hotels on its head by reinventing the complex holiday market. Atlantis Sanya will form a distinct tourism ecosystem in Hainan as well as play an industry-leading role in promoting structural reforms of the tourism industry in Hainan. From a broader perspective, Atlantis Sanya is in a class with Shanghai Disneyland and the upcoming Universal Studios in Beijing in promoting China as a world-class tourist destination and enhancing the overall tourism industry, according to experts at the opening event.

Atlantis Sanya is about 2 kilometers to the Sanya International Duty-Free Shopping Complex, the largest in the world. It will take about 50 minutes to drive from the resort to Sanya Phoenix International Airport.

In 2017, Hainan received 67.45 million tourists, generating about 81.2 billion yuan in revenue. The number of overseas tourists hit 1 million for the first time last year. By the end of 2017, there were 4,085 hotels and resorts in Hainan, including 134 five-star hotels. Twenty-five internationally established brands have entered Hainan, according to the Hainan Tourism Development Commission.

At the opening ceremony, Fosun Foundation announced that it would donate 10 million yuan to the Sanya Education Fund to aid the development of outstanding teachers, students and educational programs.
